Douglas J. Short

Douglas J. Short is a shareholder member of Manning Fulton's real estate practice group. In addition to providing support to other members of the firm, Doug's practice includes assisting a diverse group of clients with a variety of commercial real estate transactions, including the following:

  • Representing clients with respect to sales, acquisitions, leasing and financing transactions
  • Drafting and negotiating commercial leases for both landlord and tenant clients
  • Representing borrowers and lending institutions with respect to commercial loans, loan modifications, workouts, forbearance agreements and foreclosure
  • Performing title examination services and certifications and counseling clients with respect to matters related to title

Specific Matters

  • Representation of retail shopping center owners with respect to acquisition, leasing and financing transactions
  • Represent developers in connection with the acquisition, entitlement, development and sale of land for residential and/or commercial uses, including apartments, townhomes, single family lots, and single and multi-tenant commercial buildings
  • Routinely represent tenants in connection with the negotiation of commercial lease agreements for retail, office, industrial, flex and other commercial uses
  • Represent local, regional, national and institutional lenders in connection with commercial real estate loans and credit facilities
  • Served as counsel and handled leasing transactions for two retail shopping centers containing gross leasable areas in excess of 300,000 square feet
  • Represent banks and lending institutions with respect to commercial loan defaults, workouts, foreclosures, and disposition of REO assets
  • Represented an owner of an urban 150,000 square foot mixed-use project in connection with the acquisition, leasing, rehabilitation, and sale
  • Represented a client with respect to its sale and finance of an assisted living project valued in excess of $6 million dollars
  • Handled a number of transactions involving the sale or purchase of loans and loan portfolios
  • Represented and counseled various commercial loan servicers and lending institutions with respect to foreclosure of securitized loans and reacquisition of REO properties such as land, office buildings, retail projects, residential subdivisions and mixed-use projects
  • Successfully obtained relief from bankruptcy stay and foreclosed on four properties serving as collateral for two securitized loans in excess of $20 million dollars
